DESIGN PHASE
While the Architect develops the aesthetics of the wall, ALT works with them to ensure the wall is technically possible and cost efficient. This prevents surprises later in the design such as when features or visual elements are “discovered” to be unworkable or cost prohibited. With our input, these issues are addressed before the design evolves too far. The Architect has the opportunity to properly accommodate the potential problem areas.
Phase 1: SCHEMATIC DESIGN
Architectural Drawings
Review architectural drawings of the exterior wall for design and feasibility of the various curtain wall systems and shall address the following:
- Structural integrity, movement and tolerance in coordination with Structural Engineer of Record
- Fire resistance and spread of smoke
- Water infiltration and drainage provisions etc.
- Cost effectiveness of systems, materials and finishes
- Building Maintenance System in coordination with BMU Consultant

Energy Performance and Façade Sustainability
ALT will analyze the building form, orientation, location and climate in relation to the wall design. While preserving the architectural intent, the following design considerations can be studied with comprehensive reports provided:
- Climate analysis
- Acoustics
- Natural daylight performance
- Glass solar-optical performance
- Thermal transfer, insulation, thermal bridging analysis
- Solar heat gain and shading
- Natural ventilation analysis
- Building energy impact (energy modeling) and energy code compliance
- Condensation assessment
- Double wall and active facade performance

Module Study
Analyse the architectural intent for modules and
provide comments.
Preliminary Design
Provide preliminary design drawings for typical walls. All drawings will be provided in sketch or AutoCAD form. |

Geometry Study
Provide comments on architectural geometry and requirements.
Wall Loading
Review and evaluate code requirements for wind loading, wind tunnel test data; and obtain competitive wind tunnel test proposals for the owner's approval.
Budgets
Provide a preliminary cost estimate for basic types on per square meter or square foot.

Value Engineering (VE)
A preliminary study of alternative systems for each external wall type will be provided with the intent of reducing the total cost of the wall without sacrificing or affecting the functionality and effectiveness of the external cladding.
The Value Engineering efforts are directed at the following elements of the curtain wall as shown in the preliminary design:
- Materials and Finishes – The cost impact of the various combinations of materials and finishes are evaluated.
- Ease in Fabrication and Installation – The preliminary designs are analyzed to simplify work during fabrication, installation and maintenance.
- Environmental Conditions – The effects of internal and external conditions on the wall are analyzed and factored into the design.
- Wind Loads – The effects of wind loads are an integral consideration in the design.
- Affects of Building Structure on Curtain Wall – The building structure on which the curtain wall is installed produces stresses on the cladding and these effects are also considered in the design.
- Exterior Wall Maintenance / Window Washing Equipment – Once installed on the building, the curtain wall needs to be cleaned and maintained. These activities on the curtain wall must be considered already even if the curtain wall is still under design.

Phase 2: DESIGN DEVELOPMENT
Typical Wall Type Studies
Provide studies of typical details (mullion and transom) for each wall type.
Draft Specification
Provide a draft specification for the applicable systems incorporating both local requirements and Building Department Requirements to be reviewed by all parties and commented on within a reasonable time.

Coordination
Assist in the coordination with other consultants as required. |
Phase 3: CONSTRUCTION DOCUMENTATION
Bid System Drawings
Based on the preliminary design, develop and enhance all approved typical and non-typical details. Incorporated in the design are selected special condition starters, corners and interface details. These details will serve as the basis of the bidders in preparing their proposed curtain wall design and engineering.
Specifications
ALT will provide a complete specification from draft specification sign off. The detailed specification for the applicable systems will incorporate both local requirements and Building Department requirements.
Pre-qualification
ALT will assist the owner, in conjunction with the Architect, in preparing a short list of qualified curtain wall subcontractors as potential bidders. ALT will prepare instructions to Bidders and Prequalification forms.
